In plain words
Māyā, the reflection cast in it, and the pure Self: all three together — that is Maheśvara. But māyā and the reflection have no substance of their own, so taken one by one, not one of them turns out to be Īśvara.
Close to the Sanskrit
Māyā, the reflection, and the pure Self — this triad is Maheśvara. But since māyā and the reflection are, even so, without substance, taken one by one none would be Īśvara.
